While most retrofits are undertaken purely for financial reasons, there are environmental benefits. By reducing energy demand, the dependence on oil, coal and nuclear power is reduced, along with the air pollution and other environmental threats associated with these fuels.
Financing

Financing can be difficult because banks and other traditional lenders often don't provide loans that cover labor costs. But finding an electrical distributor that offers financing allows facility owners and managers to leverage energy savings and tax deductions immediately, even if the capital budget isn't available. Since lighting accounts for as much as two-thirds of energy used in a warehouse, utility companies are eager to help find ways to reduce their draw on the electric grid. To encourage energy efficiency, utility companies often provide rebates on high-efficiency lighting, sometimes up to 20 percent to 30 percent of the project's cost.
Tax Deductions
To encourage companies and building owners to embrace energy efficiency, Congress passed the Energy Policy Act of 2005 (EPAct), which offers consumers and businesses federal tax deductions for purchasing fuel-efficient hybrid-electric vehicles and energy-efficient appliances and products.
Included in the EPAct is the Commercial Buildings Deduction, which allows a tax deduction for energy-efficient commercial buildings that reduce annual energy and power consumption by 50 percent, according to the American Society of Heating, Refrigerating and Air Conditioning Engineers (ASHRAE) 90.1 2001 standard.
The deductions are available for new construction and improvements to existing buildings. Privately and publicly owned buildings, including commercial office buildings, schools and government facilities, can qualify for the interior lighting project deductions. To qualify, the project must be placed in service between Jan. 1, 2006, and Dec. 31, 2008.
